Rental Applicant Qualifying Requirements Areas of qualification are: Income: Verifiable income of 2.8 times the rental amount. If verifiable income is 2.3 – 2.8 times the rental amount then an increased deposit may be required. If verifiable income is less than 2.3 times the rental amount a qualified cosigner may be required. Employment: 12 months with current employer or previous employment in same field of work. If applicant is a recent college graduate and provides proof of employment & recent college enrollment then the employment requirement will be waived. In addition, length of employment requirement will be waived for students that provide proof of current college or university enrollment. Credit History: At least 3 accounts established for 1 year in good standing. Derogatory credit history (excluding medical collections) in excess of $501 may result in an increased deposit. A discharged bankruptcy may require an increased deposit. Rental History: 12 months valid, verifiable rental history. Valid rental history is a written lease or month-to-month agreement. If rental history is less than 12 months then an increased deposit may be requested. The final recommendation will be dependant on credit history, level of income and length of employment. Deposit Amounts will determined by the following: If applicant meets 4 of 4 requirements, a Standard Deposit will be requested. If applicant meets 3 of 4 requirements, a Standard Deposit will be requested, PLUS Increased Deposit of $250 or a qualified cosigner. If applicant meets 2 of 4 requirements, a Standard Deposit will be requested, PLUS Increased Deposit of $350 or a qualified cosigner. If applicant meets 1 of 4 requirements, a Standard Deposit will be requested, PLUS Increased Deposit of $500 or a qualified cosigner. If applicant meets none of the above requirements the application will be denied. International Students will be required to meet the same standards as above. In addition, they are required to show a copy of a current I20 prior to move in. SECTION 8 APPLICANT CRITERIA: All Section 8 applicants are required to meet the same criteria as stated above, with the exception that the applicant only needs to meet income requirements for their portion of the rent. Recommendations will be made following the above set standards. COSIGNER RENTAL CRITERIA: A cosigner will be APPROVED if all the qualification below is met, if the cosigner does not meet any 1 of the following criteria then the cosigner will not qualify. RENTAL HISTORY: 1 year of valid and verifiable rental or mortgage history with no late payments. CREDIT HISTORY: At least 4 accounts in good standing with no derogatory credit history. EMPLOYMENT: 12 months with current employer or previous employment in same field of work. INCOME: 4 times the rental amount of the unit in verifiable, garnishable income. GROUNDS FOR DENIAL WILL RESULT FROM THE FOLLOWING ON ALL APPLICANTS: Falsification of rental application. Unverifiable social security number. Verified (unpaid) eviction showing on credit report or confirmed with landlord. Unpaid Rental collection verified on credit report and/or any balance owing to landlord. 3 or more late payments, non-sufficient fund checks and /or noise complaints within a 12-month rental period. 3 or more 10-day notices to comply within a 12-month rental period. Breaking lease agreement that will result in collection filing. Any unpaid tax lien, judgment and/or student loan. Open or non-discharged bankruptcy. Any discharged bankruptcy within the last 3 years. Past due or foreclosed mortgage. Verified name and date of birth match of criminal conviction as follows: Murder (All counts) Kidnapping (All Counts) Rape (All counts) Manslaughter (All counts) Theft (All counts) Child molestation (All counts) Malicious Mischief (1st & 2nd degree) Rape of a child (All counts) Forgery (All counts) Embezzling (All counts) Fraud (All counts) Arson (All counts) Reckless burning (1st degree) Any drug related conviction (All counts) Prostitution(All Counts) Delivery or sale (All counts) Possession with intent to Deliver (All counts) Assault (1st, 2nd & 3rd degree) Robbery (All counts) Burglary (All counts) Vehicle prowling (All counts) Any crime considered harmful to people or to property. A criminal records search will be performed for felony and misdemeanor offenses. All felony and misdemeanor offenses must be disclosed on the rental application.
